- Age Requirement: All applicants aged 18 or older must submit a completed application and pay a non-refundable application fee.
- Pet Policy: Pets are considered on a case-by-case basis, with no dangerous breeds allowed. To apply with pets, please speak with us prior to applying,
- Identification: A copy of a valid form of identification must be submitted with the application.
- Landlord References: You are required to provide contact information for all landlords from the past 5 years of residency.
- Income: The combined gross monthly income of applicants must be at least three times the amount of rent. Acceptable income documentation will be considered.
- Evictions: Applicants must not have any evictions filed in the past 5 years.
- Rent Payment History: Applicants must not owe any outstanding balance to previous landlords in the past 5 years, and negative landlord references or consistent late rent payments may lead to denial.
- Accuracy of Information: Providing inaccurate or falsified information will be grounds for denial.
- Criminal Records: Criminal records and convictions will be considered and may be grounds for denial.
- Registered Sex Offenders: Registered sex offenders may be denied housing.
- Credit Evaluation: Credit evaluation is done on a case-by-case basis. A credit score below 500 may be grounds for denial unless additional deposit is made.
- Bankruptcy: Bankruptcy must be dismissed or discharged for at least 6 months.
- Cosigners: Cosigners must have a credit score of 700 or above and meet all other application requirements.
