Application Requirements

MVP Properties adheres to the principles of equal housing and complies fully with the Federal Fair Housing Act (FFHA) and all applicable state and local fair housing laws. Here are the key requirements for submitting an application:

Age Requirement: All applicants aged 18 or older must submit a completed application and pay a non-refundable application fee.
Pet Policy: Pets are considered on a case-by-case basis, with no dangerous breeds allowed. To apply with pets, please speak with us prior to applying,
Identification: A copy of a valid form of identification must be submitted with the application.
Landlord References: You are required to provide contact information for all landlords from the past 5 years of residency.
Income: The combined gross monthly income of applicants must be at least three times the amount of rent. Acceptable income documentation will be considered.
Evictions: Applicants must not have any evictions filed in the past 5 years.
Rent Payment History: Applicants must not owe any outstanding balance to previous landlords in the past 5 years, and negative landlord references or consistent late rent payments may lead to denial.
Accuracy of Information: Providing inaccurate or falsified information will be grounds for denial.
Criminal Records: Criminal records and convictions will be considered and may be grounds for denial.
Registered Sex Offenders: Registered sex offenders may be denied housing.
Credit Evaluation: Credit evaluation is done on a case-by-case basis. A credit score below 500 may be grounds for denial unless additional deposit is made.
Bankruptcy: Bankruptcy must be dismissed or discharged for at least 6 months.
Cosigners: Cosigners must have a credit score of 700 or above and meet all other application requirements.
